Commercial Spaces
Area commercial real estate professionals gave us a hand with this overview of commercial space available for sale or lease. Most listings are for office space, with some for retail space, manufacturing space, and land.
Retail space is experiencing the most growth, with notable hot spots at Maple Tree Place in Williston and the General Dynamics site on Lakeside Avenue in Burlington. It has some of the highest vacancy rates, as well.
Regarding economic factors, Tony Blake of V/T Commercial says, “The industrial market in particular is a typical economic indicator since it reflects jobs, wages and manufacturing.” Though Vermont doesn’t often catch the attention of large manufacturers, when it does, it offers “a quality of life that is unmatched. That intangible is a tough sell but a very real virtue of Vermont.” The most stable market is office space with a vacancy rate of about 5 percent, says Blake.
Land with development rights is the most sought-after type of commercial real estate, according to John Rao of Pomerleau Real Estate. He says that although the permitting process discourages some development, there are bright spots compared to 20 years ago. ”Interest rates are lower, and there is more capital available, and the Dean administration has been quite ‘business-friendly’ in working to attract new businesses to Vermont.”
